Sellers Consultation-

Step one when selling your home with Your Realty Link is for us to meet with you to discuss your home, your selling needs and our approach to getting that accomplished. During this hour long meeting we will discuss your needs, pricing strategies, how to best present your home, market conditions and our marketing plan.

Pricing Your Home-

The reason most “instant appraisal” web sites are of so little value when selling a home, is because while market pricing is 90% science, it is also 10% art. We begin with the science of it; which involves studying previous recent sold properties in your immediate area, current for homes available for sale, listings that have expired, and extracting the necessary data from them all. We then form a Comparative Market Analysis of your home and determine the price range that your home should sell in. Once we have done that we determine your “sold by” goal and narrow that range based on market history.

Then begins the art of it. We further assess your homes appearance, upgrades, trends in the market, and several other less tangible aspects; to weigh them against the other homes currently on market. Once we assemble this data our suggested selling price is almost always within 5% of the actual selling price.

Staging-

Home presentation is one of the main factors that contribute to a house not getting sold when it is listed. Guided by our Certified Home Staging Expert and managing broker, we will work with you to advise you on how to make your home presentation suitable to draw attention and a quick sale in any market.

Expansive Marketing-

Many real estate agencies have a marketing plan, but not many take it to the level that Your Realty Link does. When listing your home, we pull out all of the stops. From traditional methods of printing up flyers, holding open houses, and mailing potential buyers; to more modern approaches of broad email campaigns, blogging, paid internet listings (in addition to the standard multiple listing service), and leveraging social media to its full extent. We work very hard to make sure that your home is put in front of as many potential buyers as possible.

Open Houses-

Home Sellers love open houses. Many agents resist doing them. We do not. In fact, your open house is such a strong marketing opportunity for both your home and the company, we will hold them as often as monthly if the seller wishes. The reason for this is we do more than just put out an open house sign and hope people show up. We treat the open house itself as a marketable event and maximize its potential to get your home sold.

Service Referral-

During the home selling process, you will find the need to hire professionals who will provide repairs, title work, and a few other services. Being that most people only sell 2 to 3 homes in their lifetime, clients frequently do not know which of the professionals will best serve them. I have developed relationships based on trust and a shared value of customer  service first with many of the various professionals in the real estate industry. As such, when my clients need these services I provide referrals to carefully vetted professionals selected to best serve your needs.

Documentation Assistance and Storage-

One of the biggest surprises for many home sellers is the sheer volume of paperwork that is involved and it can be intimidating. I will go over each and every form and document with you and ensure that you have a thorough understanding of what you are signing each step of the way. In addition, we provide digital storage of every document involved in the purchase process for seven years. Many firms provide this service, but they provide it for a hefty fee. Your Realty Link provides this document storage and access at no charge to you.

Expert Negotiation-

In my previous life as a US Postal Service employee, I served as a union steward for 10 years. During that time I honed my skill as a negotiator in a decidedly hostile climate. Given the experience of having to bring two parties with widely divergent goals and a great degree of animosity towards each other together, I am very well equipped to bring any negotiation to a win-win agreement. This is especially true in a real estate transaction where the parties agree on what they are trying to do (sell a house/buy a house) and are simply trying to settle the terms of that agreement.

Navigating Closing-

Between the time that a sales contract is negotiated and signed, and the closing table; there are easily a thousand different things that can go wrong and kill the deal. Unless of course, you are working with an agent that has the kind experience and creative problem solving abilities we curate at Your Realty Link and specifically on The Giles Team. Our managing broker and team leader has 40 years experience in this business and found ways to get homes sold in the late 1970’s when interest rates were consistently in the double digits and loan approvals always required substantial down payments.
